TERMS & CONDITIONS

By booking accommodation with Shutters on the Beach, you agree to the following Terms & Conditions:

Guests will be required to pay a holding deposit/bond. This deposit will be returned within 2 business days (once the departure check list has been completed by our cleaning staff). Any additional charges you may incur will be deducted from your deposit.

You will be informed of your bond amount upon booking.

Shutters reserves the right to keep all or part of the bond relating to damage, stains, water damage, furniture damage,  additional clean, garbage removal, loss of knives, towels,  remotes, keys, any hired surf boards, boogie boards, bikes etc.

GUESTS: Only registered guests can be accommodated or use our facilities.

VISITORS: Shutters is for the sole use of our registered guests only. 

BOATS, VANS etc: We are located on a dirt road, with no boat, caravan access. 1770 Boat Storage offers secure parking & wash down facilites for boats & fish cleaning facilities.

WATER: Outdoor taps, sprinklers & hoses are connected to BORE water which contains iron & is not suitable for washing cars or drinking.

PETS: Pets are not permitted.

EVENTS: Shutters is not available for group gatherings, events, weddings, schoolies, or parties. We protect the privacy of our Shutters guests at all times.

NOISE: For the comfort of all guests, noise should cease by 10pm. Should management be called due to a noise complaint, there is a call out fee and you will be asked to vacate the premises.

MOBILE COVERAGE: Vodafone does not have coverage in Agnes Water.

SMOKING: Smoking is only permitted in external areas.

ON -SITE MANAGEMENT: Please contact us if you have any concerns for the duration of your holiday.

Please adhere to these Terms & Conditions. And most importantly, enjoy your stay! 

Booking cancellations prior to arrival are considered on a case-by-case basis and we reserve the right to withhold all or some of the funds paid.

If you wish to move your booking, you may do so only if the property can be re-let for the same dates at the same rate. 
*Excludes peak times.

  • $150  administration fee applies for any changes made to the booking.
  • If you wish to depart prior to your organised departure date, no refunds will be provided.

The property must be left in tidy condition with:

  • Garbage placed in bins downstairs.
  • Dishes washed, excess food can be left in the fridge or pantry.
  • Linen can be left on beds.
  • Towels placed in laundry.

*Any additional cleaning costs will be deducted from your bond or charged accordingly.

CHECK IN: from 2pm. Check in prior to this time is not possible. 

CHECK OUT: by 10am. Please advise if checking out after 10am as a late checkout charge applies.

  1. Only the number of guests confimed upon booking may stay in the beach house. No more than 6 guests can be accommodated. (inclusive of adults & children) Should at any time the number of guests exceed the number of guests detailed, management reserves the right to terminate the reservation no refund.
  2. Arrival is after 2pm & Departure is 10am – additional charges apply for late check out.
  3. All audible noise & access to pool to cease by 10pm.
  4. Hire of surf/boogie boards, beach towels, bikes, etc are on a cash only basis.
  5. You will be financially responsible for any additional charges incurred for example: cleaning, damage, loss, breakage, etc to Shutters  accommodation or surrounds impacted by the guest or friends during your stay. Please be aware of little fingers marks on walls, glass, carpet, bed wetters etc.
  6. On departure, please make sure all dishes are washed & put away, rubbish removed & placed in outside bins (excluding seafood – please leave bagged in freezer) any perishables leave in fridge, pantry items can be left in pantry, linen leave on beds, towels placed in laundry, fans, lights, aircon turned off, keys & remote left on laundry bench.

A minimum $500 cleaning fee will be incurred for additional clean (including carpets) if gate remotes or keys are misplaced charges apply.

  1. Accommodation & decks are NON SMOKING. Should the house smell of smoke the minimum cleaning fee will apply.
  2. Management /Owner is not liable for any damage, malfunction, accidents, theft, loss of property to any guests, or guests friends whilst at Shutters.
  3. Please refer to the refund policy on our website, no refund for early departure or cancellation of bookings. Should the term of accommodation be reduced, changed or terminated, the registered guest is liable for the full tariff as outlined.
  4. Management may inspect the accommodation at any time if it is of the opinion there is a breach of conditions, extra guests, doors left open (in case of rain), aircon left on etc.
  5. Payment of bond indicates you agree to these terms & condtions & for Management to charge or access bond for any loss, damage, or monetary contributions outstanding for which the guest is liable under this contract or otherwise.
  6. No pets, No parties, No visitors, No noise after 10pm – immediate eviction will apply.
  7. Any changes to your reservation require a $150 administration fee.
  8. Bond will be returned with 24 hrs if no bond claim is applicable, if there is a breach in our terms & conditions your bond will be adsorbed.  
  9. Bond is non-refundable if booking is cancelled but can be allocated to another date.

Payments indicates acceptance of our terms and conditions & occupancy is granted under the acceptance of these Terms & Conditions
